Real Estate Market in September 2026: Prices and Supply Based on Nesore Data

A monthly overview of asking prices in Slovakia based on Nesore data: sale and rent medians, price per m² and a comparison of Bratislava with the rest of the country.

What Nesore data shows for September 2026

We have put together a monthly overview of the property supply on Nesore. These are asking prices from listings published on our platform, not actual transaction prices and not the whole Slovak market. Treat them as an indicative picture, not as official statistics.

Supply on Nesore

As of 5 October 2026 we have 2,028 active listings: 1,576 for sale (about 78%) and 452 for rent (about 22%). In September, 2,046 new listings were added to Nesore, mainly thanks to the connection with real estate software systems.

Sales: prices and price per m²

The median asking price of properties for sale is €149,900, which is about €1,096 per m². Family houses (413 active listings for sale) have a median of €210,000 and about €1,269 per m².

Bratislava versus the rest of Slovakia

Bratislava currently has 185 listings for sale with a median of €255,000 and about €3,850 per m², roughly 3.5 times more per m² than the national median.

For rentals, the national median is €530 per month (about €9 per m²). In Bratislava (93 active listings) the median is €750 per month and €11.59 per m², about 41% above the national median.

How to read these numbers

  • Asking prices: these are the prices sellers and landlords ask, not the prices at which properties actually sold.
  • Nesore only: the figures come from listings on our platform and may not reflect the whole market.
  • Median, not average: the median is more resistant to extreme and incomplete values than the average, but it still summarises different property types.

What to take from this

If you are buying or looking for a rental, compare a specific listing with the median in the same location and for a similar type, not with the national figure. If you are selling or renting out, these numbers help you set realistic expectations. A price well above the local median usually extends the time it takes to find an interested party.
